FAQS
WaterSafe Building Inspection Q&A
How is WaterSafe Building Inspection different from a standard building inspection?
Why choose WaterSafe Building Inspection?
WaterSafe Building Inspection is operated by a licensed builder with over 15 years of hands-on site experience, approaching every inspection with the mindset of “treating your property as if it were my own.”
In a rapidly evolving residential building market, we focus on minimising risks associated with water ingress and waterproofing failures, which are among the most common and costly building issues.
Beyond pre-purchase and pest inspections, all our services place strong emphasis on:
- potential water ingress points
- wet areas and waterproofing performance
- early signs of moisture-related defects
Our objective is to help protect what is often a client’s most valuable asset.
Why does a licensed Building Practitioner matter?
Because identifying defects requires construction knowledge, not just observation.
A licensed builder understands:
- how the building should have been constructed
- where waterproofing and detailing commonly fail
- what constitutes a compliance issue versus normal wear and tear
This leads to accurate, practical findings, not generic comments.
Can an inspection be carried out even if there is no visible leak?
WaterSafe Building Inspection makes every reasonable effort to identify potential leaking issues using purpose-built, industry-accepted equipment.
However, concealed building elements are always subject to limitations during non-invasive inspections.
What can the inspection report be used for?
- Understanding the building’s condition and risks
- Identifying water ingress, moisture issues, and defects
- Supporting pre-purchase decisions and negotiations
- Assisting with maintenance and rectification planning
- Supporting insurance, strata, and warranty matters
- Assessing compliance with relevant Australian Standards
What types of properties are suitable for this service?
- Houses (new and existing)
- Townhouses and villas
- Apartments and strata buildings
- Renovated or recently completed properties
- Pre-purchase residential properties
Can you always identify the exact source of a leak?
No.
While every effort is made using appropriate equipment, inspections are non-invasive (non-destructive) by default, which creates inherent limitations.
Where client approval is provided for invasive (destructive) inspection, a more accurate diagnosis may be possible.
However, it is not always possible to guarantee identification of the exact leak source.
When should payment be made?
Payment for building inspection services is required prior to site attendance.
For other services such as general building works, pest management, or refurbishment:
- separate quotations are issued before works commence
- invoices are issued upon completion
- standard payment terms are 14 days from invoice date
Aren’t all building inspections the same?
No — the qualifications and experience of the inspector make a critical difference.
WaterSafe inspections are performed by a licensed builder, not by a checklist-only inspector.
Defects are assessed based on construction methods, compliance requirements, and real-world building performance.
Do you only report what you can see?
Yes — most building inspections are primarily visual by nature.
However, WaterSafe actively works to minimise hidden risks.
Where appropriate, we use professional tools such as moisture meters and thermal cameras to help identify concealed leaks and early-stage damage.
We report only what can be reasonably substantiated, so clients can clearly understand actual conditions and risks affecting their property.
Why is Australian Standards compliance significant in Perth, WA?
Western Australia relies more heavily on builder responsibility than on staged certifier inspections during construction.
Compared to other Australian states, WA generally involves fewer mandatory certifier inspections and limited third-party involvement at key construction stages. As a result, many residential buildings are completed based largely on builder declarations rather than multiple independent sign-offs.
This makes post-construction visual inspections and evidence-based assessments particularly important.
Australian Standards compliance is critical because it:
- determines whether work is considered compliant or defective
- forms the basis of builder warranties and defect liability
- is commonly relied upon in insurance claims, strata decisions, and dispute resolution
Can you carry out repairs after the inspection?
Yes — however, inspections and repair works are completely separated.
Any maintenance, refurbishment, or repair works are offered under separate quotations, with clear explanations of scope and process provided before any work is undertaken.
Are your reports based on Australian Standards?
Yes.
Our inspection reports are prepared in accordance with Australian Standard AS 4349 – Inspection of Buildings.
How long does an inspection and report usually take?
A typical inspection takes 1–3 hours, depending on site conditions.
While some companies promise same-day or guaranteed 24-hour reports, WaterSafe prioritises accuracy and proper analysis. Reports are generally provided within 24 hours, but in some cases may take 1–2 business days depending on the circumstances.
Where necessary, and with client consent, re-inspection may be recommended.
